What is the process?
When you get in touch provide me with the details of the property, try to include the following:
- Address and sqft if you know it.
- What you require, plans, elevations, roof plan, virtual tour or certificate of occupancy plan. etc
- I put together a statement of work (SOW).
- You can then sign the SOW, pay deposit and I can put you on the calendar to measure the property.
- Files are delivered in PDF format. Once final amount is paid the CAD files are released. A virtual tour is included on every project.
How long does it take?
It takes from about 1-5 hrs to take the measurements depending on the size of the property and what is required. The virtual tour and basic plans can be delivered in 24hrs, including sqft calculations. CAD files and elevations usually take about 2 weeks to produce depending on work load. Exterior elevations and additional requests may dealy a few extra days.
What areas do you service?
I do the local Austin area as well as central Texas including San Antonio, Dallas and Houston. Areas outside the immediate central Texas area usually include a travel fee.
What size buildings can you do as-builts for?
Any size building is possible no limits on size.
Who are your clients?
Most of my clients are architects but clients vary. They include builders, engineers, home owners and busineses.
How accurate are the measurments?
Very accurate! Measurements are a combintion of lidar scans and hand measurements.

- Standards Supported: ANSI Z765-2021 (standard for US/Fannie Mae)
- Accuracy Levels: LiDAR-based systems are used, time-of-flight technology, delivering 0.5% distance uncertainty and roughly 1% square footage uncertainty, exceeding industry standards.
- Measurement Methods:
- ANSI Z765-2021: Measures to the outside finished surface of exterior walls.
- Interior vs. Exterior: The system calculates Interior Area (inside surface of exterior walls) and Exterior Area (outside surface).
